This is evident, as retail vacancies in West Palm Beach are practically non -existent this year, with occupancy rates that approach the maximum record, a trajectory for almost a decade in the realization, according to Ken Himmel, the President of Ross Related.
Himmel attributed this demand to the “deliberate and sustained migration of people, financial executives and technological leaders of great net value to the south of Florida” since the first days of the coronavirus pandemic in 2020.
“With about 90,000 new residents added to Palm Beach county in several years, the evolution of the city from the city of the seasonal complex to the city throughout the year has been fast and strategic,” said Himmel.
The dynamic economy of the State, the growing population and the favorable fiscal environment make invests in commercial real estate in the highly profitable Sunshine State, according to the Corredory of Commercial and Industrial Real Estate Steinbauer Associates, Inc.
CityPlace, a West Palm Beach neighborhood, is expanding more than 125,000 square feet with new detail marks such as Equinox, clothing brands such as Alo and Reformation, high -end makeup retailers such as Bluemercury, and home retail stores such as Crate & Barrel.
“As investment companies and institutions open offices nearby, they have a very educated and compensated population that seeks high lifestyle experiences,” said Himmel. “This demand is complying with integrated use developments such as CityPlace, which combines offices, residential and commercial in a highly walking district that has created integrated foot traffic and a constant demand flow that helps to promote vacancy rates below 3%, even when there is a new online online footage.”
Himmel said developers work quickly to meet demand.
“As financial services and innovation nuclei take on the city, retail trade increases in parallel and feeds a self -sufficient growth and demand cycle that continues to accelerate,” he said.
Kelly Lyles, by KL International Realty, has also witnessed a rise in retailers moving to Florida.
“With companies like Foot Locker moving from New York to Saint Petersburg, many retails seek to increase their mark throughout the state of the Sun,” said Lyles, who added that some companies that already have a significant presence of Florida in the state also seek to expand. Publix, for example, plans to open 50,000 square feet supermarket in Panama City Beach.
